Booking Policies

Check-in, payment, minimum stays, and house guidelines, at a glance.

Reservation Requirements

A valid credit card is required to hold all reservations. Full payment is due at check-in unless other arrangements have been made in advance. We accept all major credit cards, cash, and personal checks (with prior approval).

Standard Cancellation

Cancellations made 10 or more days prior to the scheduled arrival date will result in a refund of the initial booking fee, less a $30 administrative processing fee per room per night. If the administrative fee exceeds the initial deposit, the refund amount will be zero.

Late Cancellation

Cancellations made 9 days or less prior to the scheduled arrival date require payment in full. By booking, guests explicitly authorize Riverside Inn to charge the credit card on file for the remaining balance of the entire reservation. If the LLC successfully rebooks the room to another guest, a prorated refund will be issued. We enforce a strict policy of no exceptions for illness, weather, or personal emergencies. We strongly advise guests to purchase third-party travel insurance to protect their travel investments.

Group and Holiday Cancellation

Bookings of two or more rooms require a minimum of 30 days notice for cancellation. Cancellations made prior to this deadline will be refunded the initial deposit less the $30 per room per night administrative fee. Cancellations made past this deadline are subject to the late cancellation terms and the card on file will be charged the full remaining balance. Whole grounds rentals, weddings, and special events are governed exclusively by the specific fee schedules and cancellation policies outlined in your signed venue contract.

Check-In & Check-Out

Standard check-in is 4:00 PM. Standard check-out is 11:00 AM. Early check-in (from 1:00 PM) is available for wedding packages. Late check-out may be available upon request, subject to availability and a fee.

Minimum Stay Requirements

No minimum stay required, any night of the week. Our best deals are available on stays of 2 or more nights. Wedding weekends require a 2-night minimum for the full property rental.

Children & Pets

The Riverside Inn is an adults-only property: guests must be 21 and up, unless you book the whole house. Pets are not permitted on the property, with the exception of certified service animals. Please contact us in advance if you will be traveling with a service animal.

Smoking Policy

Smoking is strictly prohibited inside the inn. Designated outdoor smoking areas are available. A $250 cleaning fee will be charged for smoking inside the inn.

Damage Policy

Guests are responsible for any damage caused to the property during their stay. We reserve the right to charge the credit card on file for any damages beyond normal wear and tear.

Mobility Device and Motorized Equipment Policy

For the safety of our guests and the protection of the historic property, recreational motorized devices are not permitted inside the Inn, including hoverboards, e-bikes, recreational scooters, one-wheels, golf carts, ATVs, and similar devices.

This policy does not prohibit wheelchairs, power wheelchairs, mobility scooters, walkers, canes, crutches, or other mobility aids used by guests with disabilities. Guests using mobility devices are welcome in areas open to guests, subject to reasonable safety rules, including operating at walking speed, avoiding blocked exits or walkways, and following staff guidance for safe routes through the property.

Other power-driven mobility devices may be evaluated based on the device's size, weight, speed, the layout of the historic building, pedestrian traffic, and legitimate safety or property-preservation concerns.

Guests are responsible for damage they cause to the property, including damage caused by mobility devices or other equipment, under our standard guest damage policy.

Makeup Towel and Robe Policy

For your convenience, we provide complimentary disposable makeup wipes and black makeup washcloths for removing makeup during your stay.

Please do not use the white towels, white washcloths, or white robes to remove makeup, foundation, mascara, self-tanner, hair dye, or other products that may permanently stain linens.

If white linens or robes are stained or damaged from makeup or similar products, the following replacement charges may be applied:

  • White washcloth: $5 each
  • White hand towel: $10 each
  • White bath towel: $15 each
  • White robe: $50 each

Riverfront Safety

The riverfront is a natural and unmaintained area. Access is at your own risk.

  • Advisory: The Inn formally advises against entering the river or accessing the unmaintained bank.
  • Terrain: Expect uneven ground, slippery rocks, and natural hazards.
  • Liability: The Inn is not responsible for any injury or damage to clothing or property.

Vendor Liability Insurance

DJs, bands, photographers, videographers, rental companies, decorators, entertainment providers, and other independent vendors may be required to carry general liability insurance while working at Riverside Inn. The couple's event liability policy does not replace a vendor's own coverage.

Vendor policy requirements:

  • Minimum $1 million in general liability coverage
  • Coverage for the full event date, including setup and teardown
  • Lists "CNR Creations LLC d/b/a Riverside Inn Bed & Breakfast" as an additional insured
  • Includes the Riverside Inn property address
  • Certificate of insurance (COI) provided before the event, clearly showing additional-insured status (certificate holder alone is not sufficient)

Short-term policies are acceptable. Many insurers offer single-event or one-to-three-day policies. Vendors may explore Thimble, Insurance Canopy (DJ or One-Day Vendor), Full Frame Special Event Photographer Insurance, or another licensed provider. Riverside Inn is not affiliated with these companies and does not guarantee their coverage; any licensed provider meeting the requirements above is acceptable.

Vendors who cannot provide acceptable proof of insurance may not be permitted to work on the property.
